The Future Gem of Surrey, Growth, Community, Energy: Emerald Gardens

  • The Future Gem of Surrey, Growth, Community, Energy: Emerald Gardens

Home to over half a million residents, Surrey has been projected to surpass Vancouver by 2030 in terms of population size. While Surrey has had an overall average annual growth rate of approximately 1.85% over the last 10 years, Surrey’s City Centre has seen the highest annual growth rate averaging 5.4% over the last 10 years. Featuring an incoming transit system to Langley and inhabiting the presence of Kwantlen Polytechnic University, Simon Fraser University, and (soon) University of British Columbia, Surrey Central is increasingly solidifying its prevalence as a cultural, social, and business hub.

An exciting new addition to Surrey’s City Centre dynamically evolving cityscape is Allure Ventures’ Emerald Gardens residential development project. The planned development will feature three impressive glass encased towers rising to 33, 38, and 42 stories resting atop a tiered 13-storey midrise residential podium in the heart of Surrey’s City Centre.

Emerald Gardens is central to the education, business and civic hubs being bound by University Drive, BC Parkway and Gateway Drive. The Gateway Skytrain Station is a just block away on University Drive.

The project boasts nearly 1,000 residential units made up of condominiums and townhomes ranging from studio to three bedrooms in an impressive variety of configurations. Many homes will feature private terraces and balconies with extraordinary valley, city and mountain views, including views into the charming private gardens at the centre of the development. Indeed, as the name indicates, Emerald Gardens will offer residents a private and luxurious oasis in the heart of the City.

Without a doubt, one of the things that set Emerald Gardens apart from other developments are the views and expansive amenity spaces. “We at Allure are excited at the promise inherent in this offering. The scale, scope, and quality is something that Surrey has never seen”, proudly shares Director of Development, Lori D’Andrea. Emerald Gardens is unique in the vastness of its amenity spaces with more than three quarters of an acre of combined indoor and outdoor facilities designed to enhance the lives of residents. From the gardens to the rooftop terraces and the great variety of function rooms, there will never be a lack of activity space or options for those that call Emerald Gardens home. The terraces will offer expansive views all the way up the Fraser River past the Golden Ears Bridge, across to Burnaby Mountain, and to Vancouver’s Downtown and the North Shore Mountains. In all, the project features over 23,000 square feet of indoor amenities and over 32,000 square feet of outdoor amenities, including:

  • 3 rooftop indoor-outdoor lounge and dining spaces
  • 2 rooftop terraces with lounge seating and firebowls
  • Outdoor table games, barbeques and children's play area
  • Indoor children’s centre
  • Dog run with an indoor dog washing station
  • Swimming pool, hot tub, sauna and steam room
  • Indoor theatre
  • Expansive fitness facility with yoga/stretching room and spin/cycle room
  • Indoor-outdoor kitchen and entertainment space
  • Large indoor entertainment space complete with kitchen
  • Business centre with shared workspace, meeting and tech rooms
  • Adult resident’s lounge

Undoubtedly, the amenities are nothing short of luxury. Allure is committed to building responsibility and sustainably being mindful of its design and materials choices. With what will be a highly iconic and recognizable projects, the developer also aims to set the standard that residents can be comfortable in their homes and community, but also comfortable that their home uses energy in moderation. Moreover, the strategic location of Emerald Gardens facilities an urban lifestyle without the need to drive everywhere.

Erik Andersen, Head of Development, elaborates, “Emerald Gardens will be a showcase development in Surrey’s City Centre. Surrey is British Columbia’s fastest growing city providing people that live or visit the area with a vast number of lifestyle choices. With a less than 5-minute walk to Metro Vancouver’s expanding SkyTrain system, Emerald Gardens is in the centre of it all, providing easy car-free access from Vancouver to Langley.” At the rate Surrey City Centre continues to grow and develop and with its easy accessibility, the area is an ideal place to call home. The project promises that “downtown” feel right in the middle of Surrey, as the area continues becoming embedded with initiatives surrounding health, technology, research, and innovation.

As a community initiative, Emerald Gardens is deliberately being designed to provide homes that will be attractive to people in many different stages of life whether they are young urban professionals, couples, and families, as well as established individuals who may be looking to downsize and live in a home that offers them a tremendous amount of space and activity options without any of the worries associated with maintenance. With all the amenities and a convenience of 24-hour concierge service, Emerald Gardens has a great appeal as a home or an investment. As a truly inclusive community with its three skyscrapers and connected midrise podium, expansive amenities, lush private park, and multiple entertainment areas, Emerald Gardens will have something for everyone at every stage of their lives.

The growth of Surrey, and City Centre in particular, is a testament to the region’s popularity. Surrey is blessed in its economic prosperity, civic services, as well as its ethnic and cultural diversity. It is a city that is welcoming for people in at all life stages and for newcomers to British Columbia or Canada. Given the positive momentum, it is not a surprise that it is becoming a major education hub with Kwantlen and Simon Fraser Universities already in place and the University of British Columbia set to join them. Similarly, it is a bustling business hub with the medical centre particularly notable. The scale and grandeur of Emerald Gardens is a perfect fit for what the area is fast becoming.

Given the city’s appeal, Allure is passionate about its development initiatives in Surrey and is earnest in its desire to garner the trust and appreciation of the community. Allure’s first project, The Grand on King George, sold out soon after launch and made a significant impact on what buyers can expect in quality and value. Lori D’Andrea, Director of Development, shines light on all that Emerald Gardens encompasses, “We’re really excited about the Emerald Gardens project because we wanted to showcase that from Surrey’s City Centre you can be a part of a welcoming, invigorating community, have the convenience of urban living and still be able to - literally get above everything on the rooftops - and stop and enjoy the view.”

With pre-sales coming later this year, the vision for the project is a master-planned community within Surrey’s City Centre that offers a vibrant, welcoming, energy balanced by serene views, the convenience of amenities and urban living. Allure is a company that is rooted in strong family values and Emerald Gardens is backed by Allure’s signature quality in construction, features and finishes. Emerald Gardens is sure to reshape and amplify the essence of Surrey, the future lives here.
